If you are seeking to play the long game and are willing to fulfill those requirements, you simply cannot find a better niche to ensure your investment success IMHO. 

It's fun, fulfilling, and I make good money.

Not saying it can't be done, but very tough.How do you get the best price and fulfill your fiduciary duty to the seller, when you think you can sell it for more as an agent/broker to someone else?

While optimizing space and packing people in house might make financial sense, it goes against societal norms.

I've worked with folks who haven't been able to fulfill their contracts with me in the past.

This doesn't mean fulfill it, but just respond.Depending on the request and how much is required to compile it, they are allowed to charge fees.

For fulfillment you can do it yourself to save money if you're broke, but ultimately if you want better response rates and focusing your time on value-add, then you'll want to outsource fulfillment to a shop that has economies of scale and can offer you great rates (see attached).
