I wouldn't put carpet back in it; laminate wood grain will cost ~ $0.77 SF and 12' wide tile pattern vinyl sheet ~ $0.49 SF plus installation. 30x80 interior door slabs: smooth hollow primed $44; six panel hollow primed $54; either will require cutting/installing the lockset and mortising for hinges (handyman work).

Steve T. you are somewhat correct in your assessment however while the characterization of a neighborhood from good to bad is also subjective the rents in relationship to the cost to get in do follow this pattern.

If you leave earnings to accumulate in a C Corp thinking you're getting around the double taxation, you'll eventually learn about the accumulated earnings tax...C Corp make sense under very limited fact patterns...e.g. foreign owners, owners that want heavy fringe benefits, silicon valley types that envision a 1202 stock sale exit strategy, etc.

Take airdna.co data with a whole shaker of salt - it can be useful for seeing patterns in the area, but their numbers re: nightly rates, occupancy % etc. are not at all reliable.
