Over time, it became apparent to me that even that metric is somewhat flawed because it's so easy to jigger the numbers (ie the same property will have a different "cash on cash return" if you put down 10%, 20% or 30%).

I believe they will be a little higher priced and you will have to uncover hidden value such as companies that hold down move-outs and turnover costs allowing you to use lower calculations in your worksheets.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

They don't care.Btw for those of you trying to wholesale huds, get your title company (best to use a 3rd party) to do a title search BEFORE you start working hard on the property, half of the property i get from hud has some sort of title flaw that needs to be resolved, maybe 20% of them I can't fix.
