@Rahel Ketema it is unusual for you to need to really demo the ceiling to install central heat/AC.

Here its a county office, but I think that's unusual.

Hello everyoneI am relatively new to being a landlord and today I had very unusual situation that I don't exactly know how to tackle.I own a 3 story building with poor attic insulation and during the summer the attic gets very hot, since there is only one window the tenant can only have 1 AC unit that can't cool the entire place down.

Your calculations are spot on  I just had a bid on a Hud  property which turned out to be a unusual email from Chronos  The home was under contract and the buyer left the water on or there was a leak and caused about $10,000 in damage (according to Hud) They migrated some of the damage pressured tested the water and it was back on market I bid a net of $171,000 or so to net (list price was $195) and received an email from Chronos that the minimum acceptable bid was $171, 321   i was able to up my bid to the acceptable amount and now have it under contract This was the first time Chronos  directly intervened in a bid The only bad thing is I am only allowed to activate the electricity and not the water and gas Also cash is an option on the contract and they treat hard money as cash   Electronic signatures are also acceptable goodbye blue ink

I've never seen that disparity in over 500 houses, so that is most unusual @Kyle Myers.  

What I don't understand is why you think this is such an unusually big spread.

That's unusual and it would be very difficult to find a passive investment like that.Also direct control means I know exactly what's going on.

All real estate markets may be local (not unlike politics) but at present there are so many unusual factors that would appear to create one big U.S. market, such as the institutional buyers making cash offers.
