Plan set:Page 1 cover sheet - project info, map, project team (owner, designer, energy engineer, structural engineer and solar consultant), list of all windows and doors to be used and index of all the sheets to follow - Architect (Arc)Page 2-4 - signed affidavit from the city saying you agree and will follow their conditions - City / OwnerPage 5 - floor plan, site plan (including existing utilities), and roof plan (design and pitch) - ArcPage 6 - solar panel / inverter specs - Solar companyPage 7 - elevations (what the home will look like from the back, front, sides) and insulation detail - ArcPage 8 - Electrical, mechanical, and plumbing plan (every switch, wire, outlet, exhaust fan, etc.) - ArcPage 9-11 - Title24 energy calculations - home must be net-zero energy - this specifies heating, cooling, water heater, solar panel system size needed to make it net zero energy use - Energy (T24) engineerPage 12-14 - Structural engineer general notes, concrete detail, framing detail with nailing detail - Structural engineer (SE)Page 15 - Foundation plan - concrete footings, posts and hardware, shear wall schedule - SEPage 16 - Roof framing plan with hardware, shear wall schedule - SEPage 17-20 - Framing detail for walls, posts, roof, shear walls etc - SE Structural calculations:37 pages of math-  design criteria, framing design and calculations, foundation design and calculations and lateral analysis - SE

and I Oregon I know all offers must be presented unless specially directed by seller to not present offers that don't meet a certain price or terms.IE seller can dictate to listing agent.. don't send me any offers less than 100k  and don't send me any offers that are not all cash and don't send me any offers with escrow periods longer that 30 days... remember the agent does not own the house they work at the pleasure of the seller.However not withstanding specific  direction from the seller yes in many states all offers must be presented and most agents should just forward them on.. its up to the seller to decide.. not the agent.. sometimes agents just take It personally I guess.

We all have our own risk tolerance but i'm afraid this one will not end well, unless of course you're properly reserved to withstand a storm (That will come because they always do).
