It’s a fairly sophisticated operation, with an unusually long time lag between first identifying the unclaimed funds, tracking the beneficiaries, obtaining a contract from said beneficiaries, gathering all the documents needed for “proof”, dealing with numerous government agencies, and finally hopefully having your client receive the funds and you getting paid.

If you sold the property for $16k as you say and the buyer paid every closing cost, which is unusual, then the amount of $16k for closing cost seems to be extraordinarily high for only the buyers' side and the buyer would have had to pay your closing costs.

I have had some , lets say unusual emails from people requesting information , people I dont know , never met , wanting proof of ownership , name of my loan  company , and other questions that were more inqusitive than the normal " are utilites included " and "do you allow pets".
