A lil’ BRRR action mixed with some creative financing and you’re Golden. :)Besides that you might consider looking at some good multifamily or commercial operators to venture with or invest alongside of with a portion of those proceeds...  

I’d keep searching until you find that golden opportunity at 15-20% COC from cash flow alone.

As long as you got that separate bank for the LLC you should be golden.

Now, if you have other golden nuggets overturning the common misconceptions, please don't hold back.

I'd also have a buddy come help move all of her stuff and get her settled.Business and ethics seem to but heads sometimes but I somewhat believe in the golden rule or karma. 

Thankfully, the garish golden arches that once framed the entry to the property are gone, but many of the structures remain.
