The southeast and sunbelt is on a tear as far as growth goes and are mostly landlord friendly.

Needless to say this significantly back fired.Also, southeast DC is not the nicest neighborhood.

@Matthew Odou I’m biased because I’m from the south but I would highly recommend the southeast.

For example a property came up in a smaller town south East of Phoenix called Coolidge.

I think geographical diversification with just one or two properties in each location adds more risk than the benefit of diversification because of the overhead of establishing relationships and knowledge.I'm a lender and heavy value add investor, focused on the midwest and south east.

He knows why the southeast corner of a particular intersection will perform better than the northwest corner (his words), and that comment has always stuck with me.
