, don't even look back and move forward with RE, I recommend using that money you were going to use for college and apply it in more RE books, RE Conferences (of your interest and niche you like on RE), Licenses if you need to or want too, and go under the wing of an experienced investor or brokerage firm.

On the buyer side, the agent might be a bit more willing to drive across town to video conference you in to a listing or something, but frankly it doesn't make that much of a difference.As a personal example, on the properties I list for clients I generally put $500-1000 of my own money into it through cleaning, landscaping, marketing, or other things the property needs to secure top dollar.

If your CPA personally answers his phone when you call, it means one (or more) of these things:you're one of his special most valuable clients for whom he makes an exceptionyou also happen to be his golf buddy or his investment partner or his girlfriend he is new and does not have enough clientshe is overwhelmed between projects and calls and is about to be checked into a facilityhe is a unicorn or is otherwise extinctWhat is reasonable to expect is that you should be able to reach your CPA at a prescheduled time and via an agreed upon channel: email, text, phone, video conference, whatever you guys agree on.

We also have a ready market for short-term stays: students who attend the university during the summer for shorter courses, conference attendees, sports camps, etc.
