All other things being equal, since you stated multiple offers so I expect that there will be many cash offers too, the buyer represented by an agent that is from the same brokerage as the listing agent will have the advantage.

You might have a hard time getting it financed too - the National MHP lenders aren't going to be interested in a deal that size in my experience, and local banks are hit or miss on these.
