I would suggest getting a buyers agent based on the simple fact that just in what you typed there is a big flaw in your plan.

I know starting an LLC is a good idea but the 8-10 months of rental income for the newly started LLC may not be enough to get a mortgage loan through the LLC alone without the bank looking at my personal finances, which will then uncover the 1,700 a month mortgage and not enough verifiable income to cover both.

Then I tell them, they know the property, the condition, the bright spots and the flaws so "tell me what it's worth" Once they do that then I get some more information on condition etc and then ask what they will take for it. 

I always get title insurance on the subject2 to make sure there no uncovered claims on the property that could cause future title problems.
