i...)In my experience you will have to finance it as an investor on the conventional side as well since the lease is for six-months or longer.The only out might be to find a small bank that funds its own loans and have them portfolio the product for the next six months until you actually move into the property at that point it would become a conforming loan and they would sell it to FHA.

I spent the last month doing renovations and I got my unit looking GREAT (at least what I thought)...City inspector comes in to check if everything conforms to "The Sanitary Code, Article II, Minimum Standard of Fitness for Health under Human Habitation," adopted by the Massachusetts Department of Public Health".There are such small things like:- Piece of tile in front of tub is slightly loose- Furnace has rust- Base of tub needs new caulk- Window screen has a slight tear in it- etc. etc. etc.Can they really force me to fix every single little thing?

It will be FNMA conforming 30-year fixed-rate loan, so I have to deed it to myself and the lender is giving consent to deed it to LLC, so I'll probably set up a new "holding" LLC instead of deeding it back to the operating LLC.Meanwhile, I have been dealing with the knob and tube wiring issue.

You need to understand what the property is legally zoned for and if it's zoned for 4 and being marketed as 5, that means there is a non-conforming unit.
