Just, when you feel like giving up, your phone will start to ring non stop.

Those HMLs that are now ripping their customers a new one do not have a business model aimed at repeat business and when credit eases, and it will, they'll find themselves having to drop their points and interest rates to compete and then will scratch their heads because their phones aren't ringing even though they are now competitive.  

The wax ring could be shot, allowing water (and possibly sewage) to leak out around the ring and soak into the floor.

Its not kohler but they probably have the same o rings that need to be serviced down the road. $38k is pretty steep for one bathroom imo.

I live on the beach in FL and do all my biz OOS, MY phone seldom rings. 

Stove rings were a bit dirty and rusted, not like that before.
