One flaw in the system though is it is often hard to tell easily the difference between a very inexperienced or bad agent, and a rockstar agent.

One of the presentations I heard recently had so many flaws it was embarrassing. 

Ryan I have to first correct a major fundamental flaw in your analysis, and conversation of things. 

I think that's a flawed reason to sell and NOT in the investors best interest.

Just because you decide to pay more doesn’t mean the cap rate will be lower in the future.Side note but also one of the most obvious flaws I see in people underwriting exit caps is that they do not reassess taxes in the proposed asset class.

I feel like I have missed the opportunity of this cycle, and that is okay, however I would like to not sit on the sideline waiting for the next...instead continue to prepare myself by networking and observing, which I feel is most productive now.If someone see's flaws in my argument, or feel I am going about this incorrectly...please chime in and call me out.Thanks!

A poorly-structured deal with an improper debt structure, not enough reserves raised and adverse market conditions derail the cash, uncontrollable bad debt that sacrifices cash flow with no ability by the sponsor to bridge the gap, uninsured total earthquake loss (or similar uncovered loss), nuclear war, just to name a few.  

There are flaws everywhere,  people will chose what is best for them.  

So we are pointing out that flaw.
