They are also not as mobile friendly and I would think most people use this through there mobile devices.

You need to put out a ton of signs to get traction.

Once you get past that, most struggle to create a consistent business with consistent deal flow.When one realizes that wholesaling is just a sales & marketing business that's when your business begins to gain traction. 

So a house near me just looked like they kicked some tenants out and boarded up the windows the house looks like it needs some work but I’m tied up on trying to get two other properties so I can’t finance and hold long term what are my first steps to trying to wholesale even if it doesn't work out I would like to get some traction trying to learn this part of the business

You may want to look into a noise monitoring device like minut for the rear yard if you think noise may be an issue & want to stay in front of any noise complaints from neighbors.
