I have a BRRRR, but waiting on kitchen cabinets and no point in calling for an appraisal now, so I guess I'll see what rates will be in a 6 weeks ;-)

A part of me wants to start with a house nearby so I can have quick access to it in case anything goes wrong but that may not be the most viable option if it is not a heavy desirable area.

This way, you won't feel overleveraged and will have access to equity outside that 1031 that you can then access whenever you find another good deal.

After seeing @John Underwood mentioning missing fan remotes in another post, I thought I would give a tip on how to never have missing remotes again.
