There was supposed to be a webinar for the 4th and J property in San Diego California today.

If i were to build in CA i would focus on high end spec homes in desirable areas. 

I have underwritten a few MHP in the midwest, the best deal for MHP was here in San Diego, California because it of its proximity to the ocean.

I do not live in California but you better look at all state laws and regulations - I know California is very strict and has lots of regulations that can be costly if you are not aware of them. 

The mortgage is currently 3% fixed , they purchased it 8 years ago at 350k and it is estimated now at $550k in Pomona, LA county Ca.

The other issue is green investors who gained a small amount in 2 years and now want to do a 1031 to save $321 and 56 cents ;-) I went through a scenario where I was going to do a 1031 exchange of three OOS properties and try to buy a California or Nevada property.

However, living in California will be unable to spend 40 to 60 days to manage a project start to finish.

I am looking for tips on starting a local meetup group in the Bay Area, CA specifically in the Peninsula neighborhood.

That is personally what I am doing right now for all STRs in CA.
