This could be a huge lawsuit in and of itself.However, you have indicated to me that it is not your desire or intention to pursue any type of legal action against these people unless they double down and respond in the same negative tone to this response.

The few "comps" on zillow are in such neighborhoods, which have high rental turnover rate and aren't near as desirable as my area.   

As the real estate market is constantly changing and our goals and desires as investors are also changing what's next is forefront or should be forefront for each of us.   

The reason I tend to like these is they are less desirable so you can get a deal AND the neighborhood tends to be less cohesive so less likely to get neighbors in your business. 

If listings are sitting for months, those properties were bought based on their affordability, not their desirability.

Won't take long if you keep at it and build equity, but nice properties in desirable areas. 

We currently use 3rd party PM, our daughter would like to manage our 33 units, we want to support that desire, and need the right tool. 

I have also had a desire to own investment properties and want to get started.

Pick a desirable neighborhood that produces quality tenants.Just to drive the point home, here is what I am personally doing: over the last 7 or 8  years we have gone from investing in basically half of Milwaukee (1.6 million metro area) to only investing in a 20 min zone around where we live.
