I have a question about the tenant review part you mentioned.Is it actually possible to find out things like a tenant’s age, income level, or DHCR registration history before making an offer?

I also appreciate the "reality check" tone of your message, as it can be easy to get excited and overly optimistic about new opportunities like this.I am new to CA MF RE, so I don't know a ton. 

You will still run into sellers that have not faced reality and believe their property should be selling much higher.

Most are not even close to reality.
