Great post @Garrett Brown, we have a vibey outdoor hang with string lights, plants and seating by a mini gas fire pit.

My wife has a unique work opportunity where she works in the outdoor industry and her company operates out of the Ocala National Forest and the Pisgah National Forest in NC.

This project does a couple things in my life it gets me away from a traditional 9-5 and get me closer to my family and outdoors.

We’ve solved this by removing cans from lobbies entirely and arranging outdoor bins so all are equally accessible.

Both of those markets have appeal, but you’re spot on that seasonality is the big difference: • Shenandoah Valley, VA → More year-round draw (hiking, national park traffic, weddings, college visits, outdoor tourism).

I saw Led Zeppelin live at Kezar Stadium ( San Fran) it was Bill Grahms first out door concert.. before that it was Winterland  and the Fillmore West and sometimes the COW palace..

Many of these are close to major Universities and "outdoor" attractions. 

I agree with Arman: look for "steady demand drivers like universities, hospitals, or outdoor attractions."

Areas like Oak Hill/Fayetteville tend to have great STR performance during peak outdoor months, but winter softness is real.
