Hi Seth,I’m based in Indianapolis but I follow Northwest Indiana closely and do project management on rehab projects across the state.Gary still has a lot of affordable inventory in that $30k–$120k range.

Think of it as a ceiling that helps you avoid overpaying.

I’d recommend using a combination of Asana and QuickBooks.Asana (or a similar project/task manager) is great for keeping track of to-dos, setting reminders for things like utility account setups, tracking who you spoke with, and following up on tasks.

A good place to start is understanding the basics:How private lenders structure deals (interest rates, points, LTV).What types of projects they fund (Fix & Flips, DSCR rentals, BRRRR strategies).What they look for from borrowers (strong deal, exit strategy, and numbers that make sense).I work with a lot of investors who are brand new to private money, I sent you a Dm let's connect!

Meaning, your HML should be funding the entire project with nothing out of your own pocket.
