It is usually not practical in part because of what you bring up but also the amount of time it can take to get financing can be longer than the time to close. 

Check stubs, Account statements (showing deposits), and any tax documents would be best for proof of income.I haven't heard of anyone accepting a tenant based on written statements from financial advisors, I don't think this would be sufficient.

Security Deposit is completely separate and is refunded based on state requirements 14 days, 30 days or etc.

Double check the 'proof' of income, not only with employer verification, but with bank statements/deposits.3.

Most legit contractors will ask for a deposit if you hire them, but most investors say you shouldn't pay a deposit, which I think is terrible advice.

Well i ended up purchasing an RV and renting that out for 600$ a month + a sec deposit.

We're offering $500 off the first month and, in some cases against my better judgement, allowing tenants to pay security deposit over the first 3-4 months.It's a pickle for tenants because it takes 30-45 days to get their previous deposit back, if they do.
