How much time are you wasting constantly finding new teaser rate cleaners?

Updates to those systems are expensive, and can't be done effectively if the property is occupied (assuming an overhaul is needed).

So I'm curious: in your experience, have you found one strategy more effective than the other in getting solid tenants in a saturated market?

In our Co-Investing Club, we’ve seen a few investors use that combo effectively to scale faster while keeping capital turning.

You can leave mini splits in and buy moveable units for the tenants which are cost effective and could be a good alternative until you can afford the mini split placement.

I always thought that was a waste. 

And the other guy measured it and added in more waste, starter, and cap.

But generally, there are tons of other channels (although less effective) that most wholesalers use to reach motivated sellers.
