The only issue is that its tucked against the highway and basically at the end of a commercial street with geographic barriers all around, so theres really no opportunity for any other development ie multifamly etc in that vicinity.

Paying down debt is the Dave Ramsey way for masses who cannot manage money and gave little opportunity to invest in anything that is likely to beat their high credit card debt.  

Once you have an idea of what the expected return looks like over whatever timeline youre anticipating, then you can compare that to alternative investments opportunities on the bases of both return and risk.

If purchased right, this could be a great opportunity for you.
