His pitch involves helping me through my first BRRRR project with:•A hard money loan at 5–10% down, funding up to 75% of ARV•Support through purchase → rehab → refinance•Refinancing into a DSCR loan afterward to hold long-termHere’s what I’m hoping for (and would love feedback on how realistic this is):•Max $20K out-of-pocket investment•Cosmetic rehab only (no major renovations)•Pull initial capital out after refinance (covering all fees)•Positive cash flow after refinanceNext Steps:I’m meeting today with the loan consultant and his realtor partner.

I’ve been hearing mixed feedback from investors this year — some say renovation timelines are tightening again, others say they’re still battling labor shortages and delayed draws.For those actively flipping:- How long is your average project taking from close to resale?
