One thing I would also mention is if you going to keep it for long term and do not plan on taking any cash out I would consider an I/O interest only or a 40 year term to help increase the initial upfront cash flow.

The rate is a little high if you put 20% down even DSCR rates are about half a point under that right now.In the future you can shop around for a better rate and feel free to ask about an I/O Interest Only option to help offer a higher cash flow for the first few years.

Long term it ios still beneficial to have a 1960s property fully rehabbed.Two factors made it harder on me: I never wanted to accumulate a bunch of junk properties in rough neighborhoods - our typical target is a 1960's brick ranch in the suburbs.

Automate with smart devices: Making sure your property is prepared for a guest to arrive (i.e. the lock is programmed, the thermostat is adjusted, etc) creates an excellent first impression and we have found drives down any complaints or dissatisfaction - which can inevitably lead to more calls!
