@Denise Supplee and @Arman Ahmed gave good advice on leasing w cosigners, and making the leases individually/severally.Keep in mind:  there are two separate and distinct types of student housing tenants: undergrad and post graduate.What I've found over the years: If you want to deal with adolescent, underage, first-away-from-home students, be prepared for more hand-holding and maintenance issues.

That hurts and is hard for an individual small single family owner to compete with.Most of the new apartment construction is ending now and as soon as those get leased up, I expect we'll be in better shape for rent increases maybe into the spring and summer.I'm suggesting to all my rental owners to do everything they can to keep the current tenants happy.

We always have each individual do their own LLC and then the 4 LLS do a joint venture as their individual LLCs as participants.
