LinkedIn, BiggerPockets, Facebook, join every group you can find, and start chatting people up.Finally, you can start posting on social media about what you're doing and do some education on an aspect of investing for free to attract leads.

It is no different then standing a soap box and wagging the finger at people for getting a 30yr term vs 15yr term. 

Hi @Ryan Tobin from my understanding In Boston, a lodging house license is generally required if you rent to four or more unrelated people.

He said one of his is doing bad (people quit paying), i asked him if he wants me to sell it but since its next to one of his commercial businesses he wont want to. 

If you have to follow up that many times, you don't have the right maintenance people.
