I was wondering if Icount on appreciation and if so, would investing in Merced or/and Bay Area Silicon Valley (like best schools in Fremont) still help to diversity between ETFs like QQQM/VTI and RE or are you recommending just keeping it all in ETFs?

Including the gain during the time it was a rental.However, since the property was converted and is being sold as an investment, you would have to recapture any depreciation and leftover tax over the $500K/$250K limits.
