Investor heaven in '27, and if you wait until '28 it'll be too late. '29 will be like a fine wine.

U only have to be burned once when title comes back 3 days before closing ( which can be very common in abstractor  states ) only to find it title is buggered.. title companies and closing attorneis may have their process's but a good agent just lets them know this is how escrow is going to flow.. they will wine but it cost 200.00 for a title search and we dont want to spend that until we know we have a closing.

I'm looking at wine region property.  

This airbnb was already furnished all I did was spend money on a couch and some other things the home needed like wine glasses or extra towels.

One land speculation I bought 4 acres in sonoma County CA ( wine country) in 96 for 27k it was unbuildable at the time ( could not get a septic system on it) Well city grew to us The Graton Casino comes in right across the street and we sold a few years ago for over 2 mil to a land assemblage investment company.

I feel fortunate to find that one and the land its on is up zoned it will allow multi story mixed use commercial and resi and STR and is in the biggest city of the wine country in Oregon so upside along with it..
