First gen college grad & no one in my family has any idea how PM works, so I often get well-meaning comments about how I'm gambling with my savings.

If it's an unknown it's value is a gamble.

It's called investing, not gambling.

Gambling however many hundreds of thousands should not feel easy, simple or risk free for a normal human being. 

v=vDoRITXplC8And he says that often in his videos.Very foolish gamble. in all the years we have been doing sub too since the late 70s  we Never Ever bought a property that did not have enough equity that we could not sell and make a profit on from day one. 

I had the vision and took the gamble.  

I am not an anti BTC but honestly that seems like a huge gamble.

I'm not saying you can't make a decent return on rentals - I and many others here have done great with it - but if you have a well-functioning, profitable business that you know, why would you gamble money into Memphis *******es, to put it bluntly? 

I have even seen divorce, gambling and drug addiction destroy 20 year businesses. 

But skipping the inspection just to make your offer look stronger is a gamble that could cost you.Instead, work with your agent to schedule a real inspection.
