Moderate temperature with majestic mountains, wonderful coastline and efficient albeit a little pricey ferry system.

Building on the coast line can have some added challenges to setbacks.

Orlando is the obvious choice but I'd actually like to stay closer to the coast lines.

Sure, the smoky mountains are great, but you just can’t beat a state with over 1,000 miles of coastline when it comes to STR.

Four stories with great views of the Ionian Sea in front and coastline, and Mount Etna in the back.  

And it's certainly not down to those who simply retire as both coastlines can boast a large population in that repect. 

So sweet the chances are one in a million, but next week I'm taking a stroll down the coastline posting signs EVERYWHERE, just in hopes to catch that summertime beach rehab.

With current building codes, I'd be even less concerned about hurricanes as long as you are not right on the coast (a lot of your concerns would really only be issues if you are on the immediate coastline). 

It's a beautiful coastline.

My usual rules of thumb are, if you are looking to flip stay more towards either coast line or big cities since they have higher appreciation rates and there ROI for cashflow on average tends to be lower then the central part of the country.
