Looking to invest in 3rd out of state Rental Property

I reside in Utah. I am considering investing in or near Orlando, Florida, in a Single Family Property, below the median in a high demand area where there are lots of people moving to. I have less than a decade worth of Real Estate Investing experience. I have multiple properties under Lease Contracts at this time, and am looking to grow my portfolio in the top markets in the United States. Looking to build a solid and reliable team to help me out. Any suggestions for locations are much appreciated. Thanks in advance!

@Jared Knudson I'm in Orlando and would be happy to discuss your buy box and see what we could do for you hear. Not sure what Nathan means that we are grossly over saturated when the demand severely outweighs supply here and has been that way for over a decade. 

Florida is very landlord friendly and just got even more so yesterday with HB 621. Builders can't build fast enough and demand very strong. I suspect if interest rates come down as expected this summer that could drive prices back up here.
