Always take the path of least resistance.

I've seen mixed results from these asset classes over the last several market cycles.MHPs do seem to have some resistance to recessions and some stability, in part due to the reasons you gave. 

Holiday Inn is more recession resistant. 

I don't expect millions for pennies, in fact, I resisted going up on my tenants rent during the pandemic since they have to pay all utilities.

Depending on the surrounding development and the city's future plans, this can be supported by City staff or they can be resistant.

This speaks to the point that I make ad nauseum that I sometimes get flamed for and that no one wants to believe.

The resistance to density and ADUs is frustrating, but it’s becoming harder for cities to ignore the affordability crisis.

I have yet to see a successful partnership that didn't go up in flames sooner or later.

And the simple act of owning 3-4 SF rather than 1 MF spreads your risk out as well.But before I get flamed for being the stodgy too conservative guy who ignores scale let me say that we have many many clients who will start out as SF investors.
