As an example, and I have had it happen multiple times; we put a property under contract with a new investor and when we send them the wiring instructions for the EMD to be held in HoltonWise's trust account, they get so excited they (unprompted) just go ahead and wire in the full $100k or so purchase price amount instead of the $1k or $2k EMD.

While we are small we have developed systems and work instruction for every step of our business.

An instruction manual would be perfect.Installing utilities on raw land for a mobile home or RV park is definitely doable, but there’s no single manual since requirements vary by county.

Being new to this, the clear instructions are super helpful.

I have no issue with anyone teaching what they MIGHT know and charging reasonable fees, I do have a bit of an issue with those teaching something then claiming it's the RIGHT way when that claim can not be verified or be relied upon in light of the experience and education of that instructor.

Have them call you while they're checking property for further instructions.
