@Wayne Kerr yes, internet/wifi/water/gas electric all in the utilities that are incorporated into their rent

There used to be an Amoco gas station in front of the WaWa next door to Kirks, I worked there in high school and remember when Kirk took over that pizza joint.

As an example, this came up in my property management company last week, tenants moved in, took the stove out without asking us or the owner for permission, and then wanted us to fix the stove gas line.

Would not having a gas line negatively impact the final valuation if I go with electric only for HVAC or is it better to run the gas from the street?

They have $800/mo for gas, dating, hobbies, food, entertainment, “life”, etc.

I am not gonna be fake humble in case my tenant sees me at the gas station with a new car.

I am scared invoking her any more could lead to property damage, theft, or not so empty threats so I want to make sure I have a legal and full proof way of putting this to rest.Thanks in advance for the time,Alex G. 

(Left the gas on the stove on once, had a running toilet never reported, opened the washing machine faucet to cause a leak to the floor below purposefully when they had no washer).

I see salad, pepper and mustard seasoning, coffee replacement, potato replacement, asparagus substitute, wild strawberries, rabbits, etc.  

Meaning commercial could be everything from junk yard to gas station or even retail storefront, but some of those, like junk yard, are usually prohibited or restricted to certain commercial zones or criteria.
