At 90k a year, that's supports a salary of 65-70k/year--you could hire a full-time handyman who manages your rentals quarter time and then spends the rest of his time working BRRRs for yourself. 

We just have no idea what to build, I don't really want to spend 250k.

Early on, I would spend hours building spreadsheets and running scenarios on properties that, in hindsight, I should’ve tossed aside in the first 5 minutes.These days, I’ve tried to discipline myself with a few quick filters.
