The police think he is a nuisance, and he is truly proven to be the worst landlord.He has, during our tenancy:-showed the apartment over 20 times in 2 weeks, threatening via text message that it would "be in our best interest to let him show the apartment", coming at inconvenient times such as dinner time and sometimes trying to come with half hour notice, and when we said no once, this is when he told us it would be in our best interest to let him show the apartment and to "presume he would be showing the apartment daily"-had a repairman come over to install a new door and repair a porch inside the actual residence with NO PRIOR NOTICE (we came home to our poor dog scared out of her mind and tons of loud drilling and noise  (this was AFTER we gave 30 days notice, AFTER we had lived there 3 months already,  and AFTER told us it would be 50$ off our rent each month if the porch was deemed unfixable, which didnt happen instead he just never got around to making these repairs and installations because we never got it in writing)-Refused to communicate in writing, calling our request to communicate via text or email only "unacceptable

Why are they just sitting un-fixed-up while Single family homes get the bulk of the attention.Any input on this is appreciated.Also, I did a quick mock-up of one I found online--it would definitely be a lot of work to get that many units back up and rented.It looks like 30 or so units.

You can't leave the place unfixed for x months till you got the money to fix it...#5 Run with the usual figures but consider the buildling's age and overall condition, of course.

It seems like a good program to me, though there is a mandatory inspection every year, I see it as preventing bigger expenses that occurs when some small things go unnoticed or unfixed.

MMS - it is there on pretty much any phone plansI am not an out of state landlord but I travel a lot so I have trained them to use the above tools.In addition I do the following:have the renter pay for the first $100 of any repairsIf the repair is under $100 - they should find a repairman and fix it themselves.If the repair is due to negligence (or not willing to repair the problem while it was small) they pay 100% of the cost.I do regular checks to make sure there is nothing broken(unfixed).I send them a letter every 3 months asking for things that are not working/operating properly.
