When I bought my home I just had a roommate for ten years, but I wanted temporary roommates (3 mos - 1 year) so if I found them annoying I'd just have to wait them out and I picked based on several factors including having somewhere else they wanted to go (getting married, summer or seasonal internship, etc).

Sort of a variation on #3, I get a lot of newbies calling, texting or DMing me asking a question and not only do they get annoyed when they don't get the answer they want, but they tell me I am wrong because someone else who has never done a deal told them otherwise.

I had 11 of these and good systems in place but still had 1-2 evictions a year and 3-4 big things that were normal annoyances like plumbing leaks, damages from hurricanes, or some vandalism.
