Additionally, I would find a local investors' meetup and attend, going out of my way to meet people in a variety of fields, such as appraisers, lenders, insurance agents, property managers and so forth. 

For one, I think a lot of investors don't realize how difficult that side of the industry is.

I have some investors that use personal unsecured loans to purchase and rehab, fix and flips as well reach out let's talk. 

There are numerous events that real estate investors can attend to expand their knowledge, network with other professionals, and discover new opportunities.

Flipping is NOT passive income, but it is MORE passive than rentals.The only truly passive real estate investments are REITs and Limited Partnerships.Some of the most successful investors use flips to generate cash to buy rentals.
