@Adrian Chu well I'm glad you mentioned the 3-down conventionals - after some quick googling it looks like you are correct that this would be my best bet... regardless, you are right, certainly an uphill battle when facing competition without need for financing.

I realize getting rid of the fleas is not going to be a short battle, I have ordered so many products and gadgets to try to put this to rest (preparing to put diatomaceous earth all around the house this morning plus spraying the backyard, plus fogging the garage) and eventually I will but I'm already losing time and money because this is consuming most of my time, I don't know how anyone can stand me because I'm in such a bad mood because of all this!

Glad there are people out there in those trenches fighting those battles (the line for legal aid clinics in that central valley city in CA was out the door, down the hall, and sometimes spilling outside) but for me education led me to both a career (took a college job were my degree was required) and real estate.Another note...

If someone's goal is to build "massive amounts of wealth" they are in for an uphill battle because that goal in neither definable nor should it be the measuring point for success.I work in real estate because of the lifestyle it offers me and the joy I have doing it.I believe wholeheartedly that you must do the thing you love.
