A 12 x 15 bedroom can easily fit four kids in bunk beds or two teens/adults, whereas a 10 x 8 room would be really tight.

It never ceases to amaze me when an otherwise seemingly intelligent, average adult is completely flabbergasted over how to unstick a window, or how a toilet functions, or how to use a disposer, and 1001 other situations that are, to you and I, commonplace.

One applicant will be living with 3 other adults (4 adults total), the other applicant will be living with another adult (2 total). 

Most of us had at least one job when we were starting out in order to get income rolling in (in our household we have 3 full time jobs between the two adults!). 

Getting a background check on the new residents is probably a good idea because they are residing there, and adding them to the lease as adults unless they are just there temporarily/saving for a couple of months for their own place, or going into the service or something.The Mother will know if they are going to be there only a short time or not, and should be your main point of contact as she is the only party to the contract with you.Good Luck!
