Seems I'm preaching to harden convicts when we talk about wholesaling with assigned contracts, just understand your service is probably less than that of a Realtor because what you usually assign is a voidable contract, it has flaws in its making if the original buyer has no intent or ability to perform as agreed.

Part of hardening old low-cost rental properties in Pittsburgh like this (with intact plaster throughout and lead paint safety issues properly put to bed) is getting the paint right at first so that we can clean and repaint reliably and quickly between tenants.

In fact, I personally think this explains the entire reason for the existence of contracts and contract law: because sometimes things go sideways, so we need rules to work things out when cooperation can’t.Let me attempt to make a case.I think even the most hardened reader can feel this "moral core" if they consider a contract which is entered into in good faith by all parties, but for reasons outside everyone's control, the contract becomes unsupportable in some way for one of the parties but not the others.

Interior and exterior paints use the exact same colorants, are handled the same way, its just that some exterior paints harden and cure faster than interior paints to prevent any water damage.
