Now, I can do a lot of things with the space, however, as it is dry, has a loading dock, is at least temperature controlled (might be climate controlled as the building has been used for document storage for a decade), and has a dry fire suppression system installed and working.

It saves me money once I've spoken with someone and they've shown no motivation to not mail them again.I of course take them off my list but after 180 days listsource will no longer suppress those names.

Thus when you make future purchases, you have the option to "suppress" against past purchases so you don't get the duplicates.

One thing to remember is if pulling both list is to suppress your sellers list against your buyers list so that you dont mail "I want to buy your House" mail to investors actively buying.
