I'm an equity partner on four different apartment complexes and have learned a lot from talking with and observing the lead investor (i.e. syndicator) about raising capital and investor relations by being in those deals.If you are fortunate enough to find a mentor, it would be wise to find someone with integrity, who has multiple SUCCESSFUL deals under their belt and believes in consistent and clear communication with their investors.

Until there's a database that tells us all the good coaches and bad gurus, I can only comment on what I've observed over the last 15 years.

I observe the term “investor friendly” lender used regularly in these forums either by posters seeking financing or in the manner in which lenders market themselves.

In the scenario I observed, it was the closing attorney getting title insurance where the hard money lender wanted 115% coverage which inflated the cost.

It's a fact-based observation - one that you know is true.

Hi Tamera, My mother has done property management for decades, so I was able to observe it for my entire youth, and I started helping at a young age. 

I used a faucet as an example because that is an item that normally breaks down first and often observe customers walking down the fixture aisle at HD or Lowes looking for the least expensive option, whereas purchasing inexpensive tile or other cosmetic items won't necessarily cause maintenance issues although I would argue will cost you revenue (more on this below).
