We will have a property management company mange our properties (we'll be looking for the right real estate agent)End goal would be buying two cash flowing properties a year for 10 years, but we could change plan and look at buying higher quality properties in areas more likely to offer appreciation if the market drops.Our rationale is that it is easier to achieve 1% at those properties.

Hanging around a person that is in the trenches is the key ,lots of this is the ability to mange people ,money .It is tougher now because of the market is really hot making deals hard or a real haggling experience .If folks know you have real money they may allow to take up there time ,lots of folks are just talkers with no money so they have nothing to make the connection worth while .
