Now that I am getting more comfortable with the basics of this, I may park my money in a fund, but rest assured that I will give up the return profile and liquidity rights before I give up on the fundamentals of being first position in all notes, my preference for an unlevered, or lightly levered, fund, and requirement for conservative underwriting in concentrated Geographies. 

I am assuming by going to the classes they will teach me the fundamentals of each practices.

OPM, BRRR are fundamentally leverage/margin plays.If the future is an inflationary one, BRRR works fantastic.  

The fundamentals of real estate never change.

My husband, who up until now has paid almost no attention to my real estate dealings (so beginner), got an overview of what I've been doing, terminology, the many different approaches to build wealth, an overview of market fundamentals and where real estate is right now.

Obviously fundamental repairs to plumbing, electrical, HVAC need to be addressed but leave your taste for home living at the door when it comes to décor of the home.

If you pay attention to fundamentals (cap rate, cash flow) you’ll be fine.  

While I can learn new tactical items forever, rarely do I have a structure, fundamental, or framework for investing change on it's head.

And marketing is the truest fundamental requirement of all business.
