Many people purchase the wrong properties and then can't afford repairs, vacancies and they don't have a clue regarding how to manage properties and don't have a clue regarding what to do when the tenant from hell destroys the property and does not pay rent for 6 to 9 months while you are paying the mortgage and an attorney.If you a gambling woman with huge suitcases full of money then jump right in and take your chances not with real estate, but take your chances trying to find an honest and competent person who will guide you in the right direction like you are their mother.

It's like gambling your paid off house away on a penny stock and losing it all.

Any illegal activity like drug dealing, prostitution or gambling can attract unwanted elements.

If you want to gamble money - and let's face it, anywhere you put money is a gamble, however reasonably secure - you better have a thick skin.

If your not in control of the upswing what you buy is a gamble.  

Making the leap from my service business to real estate was a much bigger risk and bigger gamble for me than it would be for you at 19 to make a leap to Real Estate. 

After 5years, i would have already paid the loan down by $100k+ Appreciation: I don't want to gamble on the future value, but historically prices have been going up, the average appreciation of Las Vegas in the past 20yrs was 3.45% - the population is growing, tons of jobs created - however the city is surrounded by mountains, so there is only so much dirt left to build on.

It is pure gambling unless you have a proven long-term near guaranteed Edge on the market.
