These include bank accounts, stocks, bonds, mutual funds, and so on.

It cost money to insure, in some cases bond and carry the liability of a job taken.

And it's quite possible the interest rates (10-year government bonds) might not behave this time as they did the last--they might keep rising even when the economy slows (up to a point).

I have some clients that will now take my word on the condition and if its a good investment but that takes time to build a strong bond with your clients. 

I think there are far easier opportunities in the market (non real estate related) that can get me a measly 3% net rate of return (You might as well leave the money in the bank or buy a treasury bond which is much less risker and hassle free than owning real estate)Lastly Patience & DisciplinePurchasing your first property, or even adding to your portfolio only happens when its right for you and nobody else.

Hello,Anyone in SC understand how Bond for Title works in regards to owner occupied status for tax purposes?

It basically amounts to paying an annual fee and having a set bond on file.

I also understand being bonded is a good idea, but probably much less small guys have that. 

Of course it will be cheaper, but don't forget, sometimes you get what you pay for.I'm not going to advise you to find a licensed, bonded contractor to do the kind of work a cave-man can do.
