The income could be on point however her money could be going elsewhere and not be gettin reported such as shelling out for family, gambling, a peer to peer loan (i’m not 100 percent sure if those show up in your report) etc.

It's a gamble really - my term for it is the CGT - the Consumer Gambling Threshold - That is in fact the force that sets the appraisal fee, not the appraiser.

I am originally from UK and after 6 years I now qualify for funding and I am wanting to house hack a multi family (seems like a cheat code as it isn't an option on a residential mortgage in the UK) but the issue i am finding is the low inventory in my area (6 listings within 20 mile radius of Danville VA) and nothing that i think i can make cashflow well / or seems like it would rent to a decent caliber of tenant.

When you exit a market for a duration (in your case 3 years), you are taking a gamble that market does not get far worse for purchases.

It also seems like there are 6+ month waiting lists to get into modern, resort style apartments around here so tenants may be out of luck if they take a gamble leaving, which i think is playing in us (Landlord's favor) as of now as they don't have as much bargaining power.
